How long does it take to build a modular home? A realistic step-by-step timeline

One of the first questions prospective modular home buyers ask is: "How soon can I move in?" The answer depends on the type of build, but as a general rule modular construction is significantly faster than traditional masonry — the main reason being that most of the work can be done in the factory independently of the weather.
A typical timeline looks roughly like this: 1–2 weeks to finalise the design and pricing, 4–8 weeks to manufacture the structure in the factory (depending on size and complexity), and then just a few days for transport and assembly on a prepared plot. In total, most projects are completed within 8–14 weeks from signing the contract to handing over the keys.
The most common source of delay is not the manufacture of the home itself, but the preparation of the plot — the foundation slab, utility connections or obtaining the necessary documentation. If these steps run in parallel with the module production, the handover date can be met very precisely.
We therefore recommend addressing plot preparation right from the initial consultation phase, not just before assembly — it can save several weeks of waiting.
